In today's market, a Seller must be very savvy in preparing their home for sale. There are so many homes available and at reduced pricing.  So here are a few tips that you may need in preparing your home for sale.

• Interview prospective Realtors.  Some Sellers may think there is nothing to selling a home. They may think, "All the Realtor does is put a sign in the front yard, or just list it in MLS, and wait for a Buyer to come along."  If you find a Realtor who does this, they are not the responsible person that you need.  Selecting the right Realtor could make a huge difference in your selling experience.
• Disassociate yourself with your home.  It will soon no longer be your home...it will become a house.  You will be moving into your new home. So don't take offers or opinions personally.
• De-Personalize your home.  I show homes that still have all the family photos, awards, and personal artifacts around.  And usually the Buyers enjoy "snooping"  and become distracted.  You want them to look at the house and not your things.
• De-Clutter as much as possible.  Your home will appear much larger and you can get a head start on the packing!  Remove books from book cases, completely clear kitchen counters and pick up all of those little throw rugs.  If you don't need it, why not donate it or throw it away.  It is truly a "freeing" feeling to have less "stuff"!
• Make minor repairs. If you have "let small things go unrepaired", prospective Buyers will wonder what else you have not maintained!
• Make the house sparkle!!
• If you have favorite things that will not convey with the house, remove them and replace them NOW.  If you have your Great Grandma's antique chandelier and you, of course, plan to take it with you....take it down and replace it. If not, it could become a deal breaker!
